Architectural design in Auckland encompasses a number of different aspects—after all, designing and creating a building is a time-consuming process. To explain architectural design better for beginners or for individuals who are not familiar with the concept, Uprise Builders has created this blog.
In particular, architectural design can be broken down into several stages which we’ll explore below…
1. Programming/Pre-Design
The first stage of architectural design is the programming phase which involves initial discussions between the architect and client to better understand the project. The architectural designer will collect relevant information for the project, including land-use restrictions, site conditions, client needs, and more. At this stage, design ideas may be sketched.
2. Schematic Design
A design proposal is created, featuring floor plans, building elevations, site plans, and necessary systems (i.e. plumbing and heating, electrical etc.). Designers will present various drawings to the client and amend where necessary, taking the client’s feedback into account.
3. Design Development
Once the client has approved a design, a more detailed and accurate plan will be created to showcase aspects such as the placement of windows and doors, materials, layout, and more. Again, these will be presented to the client, and the architectural designer will need to make sure that the client is satisfied with the interior and exterior design.
4. Construction Documents & Building Permits
At this stage, a construction contractor might join the project to help make certain that the design is suitable for construction work. Two complete sets of drawings will need to be provided:
- Permit set
- Construction set
The above must be approved before construction can take place. This can take some time depending on the complexity of the project.
5. Bidding
This stage is where architects and clients find a construction company for the project. The bidding stage is only relevant if the same company isn’t building the design themselves—here at Uprise Builders, we can design and build your architectural project!
6. Construction Administration
The architectural designer will offer their expertise and guidance throughout the construction period, regularly visiting the site to oversee the construction.
